Wallingford is one of those towns where the history is so extraordinary that it is genuinely hard to know where to start. Sitting on the Thames in South Oxfordshire, midway between Reading and Oxford, it is a proper English market town with a character and depth that most places simply cannot match. We serve buyers across this part of Oxfordshire regularly and Wallingford is one of those areas that always impresses people who discover it properly for the first time.

A town that shaped English history

Wallingford's role in English history is remarkable and largely unknown to most people who pass through. In 1066, during the Norman Conquest, it was at Wallingford that the Archbishop of Canterbury surrendered to William the Conqueror, effectively ending organised English resistance and paving the way for William's coronation on Christmas Day. Without Wallingford, English history might have unfolded very differently.

Alfred the Great fortified the town in the ninth century as part of his network of defended settlements against Viking raids, and the earthworks he built can still be seen today. Wallingford Castle, built on William the Conqueror's orders after the conquest, became one of the most strategically important fortifications in medieval England. The Treaty of Wallingford, which ended the brutal civil war known as the Anarchy between King Stephen and Empress Matilda, was signed here in 1153. Oliver Cromwell later ordered the castle's destruction after the English Civil War, during which Wallingford held out as the last Royalist stronghold in Berkshire through a sixteen-week siege.

For a town of around 11,600 people, that is an extraordinary amount of history to carry and it gives Wallingford a depth and character that is genuinely rare to find.

    The town today

Modern Wallingford is a thriving and well-loved market town. At its heart is a handsome market square flanked by the town hall, the Corn Exchange theatre and a good range of independent shops and historic inns. The town retains much of its historic street plan and the combination of beautiful architecture, riverside setting and strong community feel makes it one of the most attractive places to live in South Oxfordshire.

The Thames runs along the western edge of the town and Wallingford Bridge is one of the most photographed spots in the area, particularly in summer when the river is at its most beautiful. The surrounding countryside is quintessential Oxfordshire and the town sits within easy reach of the North Wessex Downs Area of Outstanding Natural Beauty.

    Getting around

Wallingford is well connected by road, sitting close to the A4074 which provides a direct route into Reading to the south and Oxford to the north. Didcot Parkway station, just a short drive away, offers fast services to London Paddington in around 45 minutes and connects easily to Reading, Oxford and Swindon. The surrounding villages and countryside are easily accessible for those who enjoy rural driving or cycling and the Thames Path provides a beautiful walking route in both directions from the town.

    Schools and community

Wallingford School is the main secondary school for the area and has a solid local reputation. The town has a strong community feel built around its market, its historic centre and its riverside setting, and it attracts buyers who are looking for a genuine sense of place rather than just a convenient commuter location.

    The property market

Wallingford offers good value relative to Oxford while providing a quality of life that many Oxford buyers actively seek out. Period properties in and around the historic centre sit alongside more modern housing on the outskirts, giving buyers a range of options at different price points. Demand is consistent, supported by the town's reputation, its setting and its connectivity to the wider Oxfordshire employment market.
