    What homeowners and landlords most often ask before arranging cover.

    When do I need buildings insurance to start?
    Buildings insurance must typically be in place from the moment you exchange contracts, not on completion. Once contracts are exchanged you are legally committed to the purchase, so any damage to the property between exchange and completion is your financial responsibility. We help arrange cover to start on the right day.
    Do I need both buildings and contents insurance?
    If you own your home, buildings cover is required by your mortgage lender. Contents cover is optional but generally recommended, as it covers your possessions against risks such as theft, fire and accidental damage. The two can be bought separately or combined into a single policy, often at a lower price.
    How much should I insure my buildings for?
    Buildings cover is based on the rebuild cost of your home, not its market value. The rebuild figure can be lower or higher than market value depending on the property. Underinsuring can result in claims being reduced, so we help you confirm a sensible rebuild figure based on independent guidance such as the BCIS rebuild calculator.
    How much should I insure my contents for?
    A useful exercise is to walk through each room and add up the cost of replacing everything as new. Most people significantly underestimate this figure on their first attempt. Higher-value items such as jewellery, watches, bicycles and tech equipment may need to be specified separately on the policy.
    What about flats and leasehold properties?
    Buildings cover for most flats is arranged through the freeholder or management company and recharged via the service charge, so a separate buildings policy is usually not needed. Contents cover and any tenant's improvements are still your responsibility. Always check your lease to confirm what is required.
    Will my insurer cover working from home?
    Most policies cover clerical work from home, such as using a laptop, but business stock, equipment and visiting clients may need to be declared. If in doubt, declare it. Failing to disclose changes in how you use your home could affect a claim.
    Do I need landlord insurance for a rental property?
    Yes. Standard home insurance does not cover let property. Landlord insurance typically includes buildings cover and can include contents (for furnished lets), property owner's liability, loss of rent and tenant default cover. We can help you arrange suitable landlord cover separately.
